Complying with these House Rules at the Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.

1. General requirements

All Guests must comply with all House Rules and any other instructions from the Property Manager during their stay; and Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. Noise and the neighbourhood

a. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance
caused to other residents in the Neighborhood;

b. Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;

c. Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of
rental paid and extra charges which may be deducted from the Security Deposit;

3. Visitors

Guests are allowed not allowed to have Visitors at any time during their stay;

4. Functions

Parties/bachelorette/stag parties are strictly prohibited at the Rental;

5. Parking

a. Guests can use the free parking bays across the road from the Rental;

b. Guests are to comply with parking regulations and other requirements set and show consideration to
neighbors and other vehicles;

6. Garbage and recycling

a. Guests are to dispose of Garbage and Recycling in accordance with the usual practice at the Rental (as set out
below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; and

b. Garbage and Recycling arrangements at the Rental are as follows:

Seperate garbage in different bins: Organic waste, Paper, Plastic/metal, glass

Please use the appropriate bins in the collection point found opposite the rental:

BLUE - Paper, YELLOW - Plastic and Metal, GREEN - Glass, BROWN - Organic material

7. Security

a. Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain
security and prevent rain and water damage;

b. Guests must switch off heating, lights, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the heating on when Guests are absent from the Rental.

8. Pool and pool area

a. No jumping or diving - To avoid harm and for safe use, guests should not dive or jump into the pool.

b. No Glass - Glass containers can shatter and pose a safety hazard, so they should not be allowed in the pool area.

c. No Running - Running around the pool area can be dangerous, so guests should be reminded to walk carefully.

d. No Supervised Children - Children should always be supervised by adults in or around the pool or jacuzzi.

e. No food or drink in the water - To avoid contamination and maintain cleanliness, guests should not bring food or drink into the pool.

f. Shower before entering - To prevent introducing dirt or other contaminants into the water, guests should be reminded to shower before using the pool.

g. Use at your own risk - Guests should be informed that they use the pool at their own risk, and the host is not responsible for any injuries or accidents that may occur.

h. Respect the neighbours - Guests should be reminded to be considerate of the neighbours and keep noise levels down, especially during late night hours.

i. Clean up after yourselves - Guests should be reminded to clean up after themselves, such as throwing away any trash or used towels.

9. Balconies and deck areas

Guests must supervise any babies and children at all times when using the Deck and Balcony areas.

10. Smoking

a. Smoking is NOT permitted inside the Rental; failure to abide with this rule will forfeit a part of the security deposit to remove odours, stains and damages to property.

b. Smoking is permitted in the outdoor areas - cigarette butts must be disposed of properly (i.e. in ashtray provided)
and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

11. Pets

Pets are permitted pending approval from the Property Manager.

12. Barbeque

Please dispose of any used charcoal/wood prior to checkout, and ensure that grills are properly cleaned after use.

13. Damages and breakages

a. All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit.

b. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

c. No bathroom towels are to be removed from the property (i.e. for pool/river beach use). Separate pool towels are provided for this purpose.

16. Compliance

a. Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or
who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
